STANDARD SALE - not a short sale, not a foreclosure. Clean, straightforward escrow. Welcome to PGA West. This fully furnished, turnkey 2-bedroom, 3-bath condominium sits on the water, looking across the lake to the Santa Rosa Mountains. Lake frontage and mountain views from your own patio is a combination that rarely comes up at this price inside the gates , most of what trades here looks at a fairway or a greenbelt, not open water with a mountain wall behind it. Inside is 1,410 square feet laid out for real living rather than square footage on paper: a living room, a separate family room and a dining area, so there is somewhere to put everybody when the house fills up. Central heat and air, ceiling fans throughout, gas cooking and a full appliance package including refrigerator, dishwasher and hood fan. Two full baths plus a half bath for guests. Outside, a detached 2-car garage and generous additional parking - six spaces in total - which anyone who has hosted during season knows is worth more than it sounds. It sells FURNISHED AND TURNKEY. Arrive with a suitcase and the home is ready: no truck, no staging budget, no sourcing a sofa in October. That makes it equally sensible as a full-time residence, a seasonal lock-and-leave, or a portfolio addition. THE LAND IS FEE SIMPLE - no land lease. Worth confirming on anything else you look at in PGA West, because not every address here is. HOA dues are $805 per month. The community offers 24-hour gated security with controlled card access, onsite property management, lake and greenbelt grounds, and golf within the development. Location puts you minutes from Old Town La Quinta's restaurants and Saturday market, the shopping and dining along Highway 111, and hiking in the Santa Rosas - with the Indio festival grounds a short drive up the road for Coachella and Stagecoach weekends. Built in 1988 and sold as-is. Buyer to verify all information including square footage, HOA dues and what they include, special assessments, PGA West club membership requirements, and any rental or lease restrictions before removing contingencies.
